As with all your takes, this is SO NOT TRUE.
1. Most vacancies are rentals. Those vacancies are most likely constant as part of normal movement.
2. In the second quarter of 2023, 6.3% of rentals and 0.7% of homeowner inventory were available for sale. These are almost the LOWEST vacant rates on record.
3. That doesn't count people (like Bernie) who have multiple homes, leaving the others "vacant". Fort Myers and Sarasota have the highest "vacancy rate", most likely due to "snowbirds". In over one-fifth of US counties, these seasonal units made up at least 50% of the "vacant" housing stock. Maine, Vermont, and Alaska have the highest vacancy rates due to seasonal homes.
4. Here is the kicker ... National gross vacancy rates are declining. And the national gross vacancy rate has hit an all time low.
