I'll add anywhere in Appalachia next to a small creek or river, or along any given coastline, especially in the hurricane belt. I'll toss in Tangier Island, VA too. Another 30-40 years and that place is gone.

OT, but have played Trump National at Rancho Palos Verdes, and the view from the course and the surrounding area is spectacular. Wish DJT had just stuck to golf course development, we would get along just fine 😏
